To become a resident at LIVA every applicant must meet the following rental qualifications:

  • Must make 3x the rent
  • Must have no evictions
  • Must have good rental history
  • Must not have a criminal background history

Yes, every applicant’s employment and income is verified during our application process.

If the income requirement is not met, we will ask you to provide a Guarantor. Qualified guarantors must be able to provide proof of income that is 6x the rent per month and pass the $75 background screening as well.

We do not offer furnished leasing options at this time.

At this time we only offer leases with 12 month lease terms.

Yes! We allow two pets per home, with the exception of service animals and do not have any weight restrictions. Join our Early Access List as we share more about the community pet-inspired amenities and breed restrictions.

Yes! Select units will include one attached garage.
